    Location

    Quiet Cottage is fully detached, has two en-suite bedrooms, and occupies a wonderfully secluded position in Sibton, about a mile equidistant from  Yoxford and Peasenhall. The latter village has a post office shop, Emmetts (famous for its ham and bacon), and a busy tea room; Yoxford has a Black Dog deli, large antique centre and a well-stocked village shop; and Sibton has the popular White Horse pub. 


    The smart seaside town of Aldeburgh is just 14 miles to the east and Southwold a mere 11 miles. The thriving market town of Framlingham, where you will find our highly rated Italian restaurant, Watson and Walpole, is a pleasant 20 minute drive to the west. 


    The surroundings

    Built in the C18th century, Quiet Cottage is located on a short private track off a little-used lane. The cottage is surrounded on all sides by an attractive garden with mature hedges, many trees, one small pond and one large natural pond often visited by wild ducks. A large teak garden table with four dining chairs are provided in the secluded back garden. 


    A two-bay natural car parking area is sited near the path to the stable-style front door. An extra charge is made for the electric car charging facility provided on the adjacent wall.  



    Dogs

    One well-behaved, quiet, clean dog is permitted on specific request and at an extra charge of £10 per night.  Your darling will find some treats on arrival but no bed, food or toys as we know these are personal to each dog. 


    There is an outside hose for washing down muddy dogs and some doggie towels that we will launder: just leave them on a tiled floor. We prefer that dogs don't go on the furniture or bed but please, please use the  protective throw provided if they do. 


    Extra bits

    • Because of the unprotected water outside, and steep staircase to the second bedroom, children under 13 years old are not permitted
    • The headline rates quoted are for two people using the groundfloor facilities only. If the upstairs bedroom is used there is a further charge of £20 per night per guest. So, if a couple wish to use both bedrooms, then the booking must be made as three people.
    • The cottage offers WiFi and fast fibre broadband as well as a smart Wifi tv
    • Electric car charging is available 
    • Your welcome package includes a nice cheese, yoghurt and a pack of cured meat/salami, a fresh-that-day Black Dog sourdough loaf (with another in the freezer), semi-skimmed milk, butter, a jar of Tiptree jam and a jar of marmalade, a bottle of white wine, apples and and a tub of good biscuits.  Breakfast tea and Nespresso lungo and espresso pods are also supplied.


    GROUND FLOOR

    Living areas

    You walk in through the stable-style door – perfect to have half-open on warm days – and find yourself in the sunny, beamed dining parlour with its traditional Suffolk red-brick floor. Up to four people can eat at the antique cherrywood table in front of a cast-iron wood-burning stove, kindling and logs for which are provided. (You will need to brush up your scout/girl guide skills to light the fire.)  Please note the restricted head height of 6’ 6” to the beams in the Parlour. Anyone over 6' will want to duck. Elsewhere ceiling heights are normal. 


    One door leads into a small but modern, well-fitted kitchen with views over a large natural pond. The kitchen has a tall fridge-freezer, slimline dishwasher, ceramic hob, integrated oven and inset stainless steel bowl with a pull-out hose mixer tap. An espresso machine with 12 ESE Illy coffee bags is provided (more available at cost), an electric kettle, small microwave and Dualit toaster. The kitchen is well-equipped for making breakfast or light meals – a list of good nearby pubs and restaurants will be provided.


     Another door leads into the light cosy sitting room with views over the front garden. Furnishings comprise a 3-seater sofa, two Danish-style upholstered side chairs, coffee tables and both wall lights and table lamps. There is also a Sony Bravia 48-inch smart tv where guests can enjoy terrestrial channels free or satellite apps by logging into their own accounts.  


    Glazed doors lead from the sitting room into the double-glazed conservatory with all-round natural views, and French doors to the garden. Two cantilevered armchairs, two side chairs and two large metal coffee tables make this a perfect place to have a drink or read on a summer's day. 

    en-suite bedrooms


    The ground floor bedroom has a door leading out to the small brick terrace and private back garden. It is furnished with a super king (180cm wide) zipped and linked Hypnos bed, an upholstered headboard, two bedside tables and Anglepoise side lights.  Limited hanging clothes and drawer facilities are available in an adjacent walk-in utility room, with butler's sink, where suitcases can also be stashed.

    The en-suite bathroom has a window overlooking the garden and is newly fitted with a fully tiled walk-in shower (1400 x 900cm) with sliding glass door, close-coupled toilet and Duravit wash hand basin with Zone drawer unit. An electric mirror, Amtico flooring and chrome, heated towel rail complete the feeling of luxury. Ortigia shower gel and hand soap are supplied.


    The upstairs, second bedroom is not suitable for the elderly, infirm or children under 13 years old as it is reached by a steep wooden cottage staircase. 


    The large bedroom has an eaved ceiling on both sides, a redundant Victorian grate and lovely views over the natural pond. It is furnished with a super king (180cm wide) zipped and linked Hypnos bed, an upholstered headboard, two wall-mounted shelves and wall-mounted Anglepoise lamps.  Hanging space is very limited but there is a chest of drawers.


    En-suite there is a wash-hand basin in the lobby (no door), with Ortigia hand soap and next to that a private bathroom with modern double-ended bath and close-coupled toilet. There are no shower or hair-washing facilites upstairs.
